If you are the Seller:  Please call the utility companies several days before closing and ask to have a final reading (usually takes place day of closing). Indicated that the buyers will be calling to have new services set up in their name. Do not have the utilities disconnected unless asked to do so. Have your account number and forwarding address. Please make sure to provide your agent with the following information on outstanding mortgages: company/contact names, account numbers and phone numbers. The closing company of the buyer requires this information to pay off any outstanding loans on your property the day of closing.

If your are the Buyer: Please call the utility companies several days before closing and advise them that a final reading has be or will be requested by the seller and that you wish to begin service on that date. Failure to contact the Utility companies may result in termination of services, and result in re-connection fees for you. Have your social security number(s) ready and a note pad for any special instructions. Some utility companies require a personal appearance by the buyer.

Municipal Information/Water:

Like taxes, water service is a lien on the property. Final water bills are often settled at the closing and the new owner usually needs to do nothing. The seller or seller's agent will set up a final water bill. Please note that some municipalities will only issue a quarterly bill to the resident. In this case, send the bill to your agent at Howard Hanna Real Estate Services, and we will pro-rate and disburse the water escrow funds accordingly.
